Problem: I have a smell from the fireplace when we have warm weather. I purchased this 30yr old (pretty tight) house a couple years ago and at the time knew that the chimney was dirty and in need of some work. It is a woodburning fireplace with a gas starter in it. Back then it was taking on some rain water, also the throat damper and interior doors were rusting. We don't use it at all. Since buying it we have done the following: cleanings, water sealant/treatments, new crown, new shoulders, top mounted damper, tighter glass doors, rain diverter on the roof, new flashing. I also had an ERV put into the house to combat a negative air pressure issue. The major water infiltration issues are now dealt with, but there is still a bit of a moisture issue. In warm weather when the AC is running, I'm getting conde nsation on the underside of the top mounted damper. When it is very hot out there is also condensation on the inside of the glass doors. If I open the glass d oors in the morning there is a warm, moist air mass in the throat of the firepla ce. After running the AC for a while the smell starts to come out of the firepl ace into the room. It is a moist creosote-y type odor when it occurs. In the w inter there is no smell at all. I think the smell is a result of the condensation. Other than the condensation there is no visible sign of water after all the previous work.

New build house in Pickerington called the Meadows of SpringCreek by Pulte. I had a home inspection done on July 29th and the inspector found that the ridge vents are far too short. The ridge vents that are there are also partially blocked by underlayment. There are exposed nail heads, lifted areas where the shingles have not been completely sealed. I have talked to the builder and they said that they will have the vendor that installed the roof to inspect their own work. My thought is that the vendor will say that is code and deal with it. I would like to have a second, independent opinion on this so that I know that I'm not being screwed here.
